It has been postulated in recent studies that the increase in home ownership rates, after considering owner education levels, is pegged at forty. However, most of the studies in existing and contemporary literature indicate that demographics have no causal effect on the market prices, and any such causal link is temporary in nature. However, proponents of age-group based statistical models have long argued that an ageing population tends to lead to tighter conditions in the job and labour markets. The marked reduction in the supply of labour forces is seen as indicative of higher personal income.

More critical, however, is the lack of any discernible pickup in first-time buyer activity. The first-time buyer share of existing home sales remains stuck around 30%, well below the typical 40% and its lowest level in nearly three decades. In the new home market, first-time buyers account for only about 15% of sales, compared with a normal level of around 25-30%.

Potential new buyers face a number of sizeable hurdles to homeownership, including still tight credit conditions, high student debt loads, weak income growth and high levels of underemployment. Notwithstanding the strong pickup in hiring over the past year, the employment rate for the key 25-34 home buying demographic is still more than 3 percentage points below its pre-recession peak. Home purchase intentions remain low even as overall consumer confidence has climbed to a 7½-year high.

The reason for the sustenance of demand in the housing industry though has been attributed to the historically low interest rates in recent years.  This reason has also been seen as a mitigating factor in the impact of the tightened lending criteria set forth by regulatory mechanisms in place in the country.
